Keystone Resort Updates for this Winter

As part of keeping up with the Keystone real estate market, every year we attend the "COO Breakfast" in October.  This is a really fun and informative event, where the Summit County ski resort COO's each give a presentation on what is going on at their resort for the upcoming ski season.  There is usually also an update from an expert analyst for the Summit County ski industry as a whole.  We always get a lot of great info!

Quick Fun Fact - Summit County gets more annual skier visits that the entire state of Utah or Vermont!  Just another reason why there will always be a demand for Summit County real estate and lodging!

Keystone Resort has a lot of improvements planned for the 10/11 winter season.  Here is a summary from the notes that we took:

  • There have been upgrades made to the Summit Haus at the top of Dercum Mountain to bring it up to date.  We look forward to checking this out!
  • They are also making changes at the top of Dercum Mountain to improve the flow of people and skiers to provide for less "cluster." 
  • Keystone will be part of Vail Resort's brand new Epic Mix program, which will use your RF ski pass to track your number of runs, total elevation skied, and other stats which you'll be able to track online.  You can also share your stats via social media.They are going to be running a Village-to-Village shuttle to provide for easier and faster access between River Run and Mountain House.
  • They are upgrading their Kids Adventure Zones on the mountain, creating more fun trails with bridges and tunnels for kids (and those adults like us who enjoy them too!)
  • They are creating a kid-sized terrain park with smaller features on Spring Dipper (OK, we admit we'll be trying these out as well)
  • We'll see a return of the World's Highest Snow Fort at the top of the mountain.  If you didn't get to see the giant snow fort last year, it will be even better this year so definitely go see it!  It is a full-sized castle and great entertainment for families and anyone who loves a good fort.
  • They will continue and expand upon the Kidtopia program and are launching Kidtopia Holidays with even more events and activities.  They are really spending a lot of time and energy focusing on branding Keystone as a great family resort.  We already thought it was, but all of this will make it even better ! They are doing a River Run Rocks concert series.  Also make sure you go by the new Warren Station in River Run, which is a semi-permanent structure where the old Keystone Pavilion use to be.  This will allow for year-round (indoor and heated!) events to be held right in the heart of River Run Village.
  • The lodges will be offering a $5 lunch special, making it more affordable to eat on the mountain during your day of sking or riding.
  • Vail Resorts just bought Northstar at Tahoe, which is now included in the Epic Pass and some other pass options

Here are some items from the other resorts that we thought we interesting as well:

  • Breckenridge is opening a new mountain activity called the Gold Runner Coaster.  This is like an alpine slide but is on rails like a roller coaster, and will be open in both summer and winter.  We are excited to try it out once it opens on Nov 12th! (If you are into sledding, Frisco will be opening a new GIANT tubing area with a magic carpet near the nordic center!)
  • Arapahoe Basin has two cool new things going on.  They have a new 4-person high speed chairlift called the Black Mountain Express that will be great for getting to mid-mountain from the base.  They are also launching a series of full moon snowhoe dinners  - that sounds like a fantastic way to spend an evening!
  • Copper has spent $6M on improving their snowmaking system, making a great mountain even better

This year we got an update from Ralf Garrison of MTRiP, LLC, an organization that tracks the ski resort industry nation wide.  The bottom line is that after a low in occupancy and skier visits in the winter of 08/09, we are slowly improving in those areas, and fairing much better than many other sectors of the economy. One interesting fact that he shared was the number of skier visits per state.  Colorado gets by far the most skier visits of the 50 states, with Utah and Vermont a distant second and third.  If you consider Summit County as its own state, it would be tied with Utah and Vermont!  The fact that Summit County gets as many skier visits per year as the entire state of Utah is just one of many reasons why the Summit County real estate values, economy and rental income have remained strong relative to some of the more remote resort areas.
